Description:  

* big house owned by well educated peruvian family, located in Magdalena, a middle-class zone in lima city (around 7 blocks from San Isidro)

* clean & painted 3.56 mts x 3.80 meters (11.67 x 12.47 feet) room with parquet floor. It has a nice view with a balcony & curtains

* bed with mattress (pillow, sheet & blankets) and night table (also desk with chair by request)

* 3-door big closet

* your key for the main entrance door and your room

* semi-independent entrance through a backdoor. You don’t get into the house through living room

* shared bathroom (with 2 women) and hot water

* private police (serenazgo) patrol the street at night 

* nearby services around: cheap grocery, supermarkets, laundry services, postal service, atm machines, bakeries, etc.

Prices & Conditions:

* 1 month (or less) 450 soles

* 2 to 5 month 400 soles (per month)

* 6 or more months 350 soles

* add a fixed fee of 120 soles for consume of tap water + electricity + tv-cable + internet + gas (bathroom)

* you might pay in soles or US dollars (according to the money exchange rate)

* the payment is in advance

* have to leave a deposit of 400 soles (it’s given back once you leave the room)

* must say when is planning to leave the room with at least 10 days in advance

Examples:

* if you are planning to stay one month, you should pay 450+120 = 570 soles

* if you are planning to stay five months, you should pay 400+120 = 520 soles/month

* if you are planning to stay one year, you should pay 350+120 = 470 soles/month

Rules:

* only women (from 18 to 50 years old)

* it’s not allowed to use drugs, alcohol, sex, loud music or parties at room, but you may invite your friends

* you might prepare your breakfast at room but is’t not allowed to prepare lunch or dinner

Additional Notes:

* should speak basic spanish for communicate each other (i also speak basic english)

* I also teach salsa & merengue lessons at home -> 20 soles per hour

* daily lunch -> 10 soles

* pick up at the airport -> 60 soles

* spanish lessons -> 30 soles per hour

* free peruvian books and magazine at home
